If there is a bigger maintenance issue, the tenants (or the owners) can contact us through email or a message through the web portal. Once the request is received, we assign one of our professional contractors depending on the job. All our contractors have extensive experience in the field and we guarantee the work done by our contractors. Both tenants and owners will be able to track the technician assigned for the work and progress of the work. Because we have a contract with the technicians, we can get the job done at much lower rates than independent contractors. We handle any tenant calls 24/7 so you can rest peacefully and take care of your job. If we go out and find that the problem was caused by the tenant, the tenant will be billed and responsible for reimbursement of the charge. We take care of the property as our own and if the maintenance repairs exceed Rs 1000, we will contact you before going ahead with the repairs.

If there was maintenance work or repairs done on your property, you can access the details and even view the invoice from the contractor.
This has been the most sensitive issue and we have the right team to handle it. At Copan, we firmly stick to the legal contract that the tenant signs at the beginning. Every month’s rent will be due on the 1st of the month and there is a grace period of 5 days. If the rent is not deposited by the 5th of the month, a legal process in begun by our legal team. This will incur penalties to the tenant if he/she wants to continue the rental contract. If the tenant is found to be in breach of the contract a formal eviction process will be begun at the direction of the legal team. Bill pay is similar to the rent and it is the responsibility of the tenant to be up to date with all the utility bill payments.
Since Copan keeps a close eye on the property, it is unlikely that this will happen. However, if our team evaluates and finds out that the damage was done in fact by the tenant, it is the tenant’s responsibility get it repaired. If this damage is found when the tenant is leaving the property, the money will be taken from the security deposit. If the repair amount is in excess of the security deposit, the tenant will be billed for that amount.
Initially we do a thorough evaluation of your property and make our recommendations to get the property into the best possible shape so it can attract good tenants and pays good rent. After that full check of the property will be done quarterly which will be documented in the form of photos and videos which will be uploaded directly into the owner’s portal. These evaluations can be seen by the owner anytime and anywhere by logging into the secure portal.
